What's included

We didn't build a clubhouse to sit empty. We put the money in the walls.

No pool. No gym. No amenity fee. No nonsense. You'll never pay for a pool you don't swim in — and why would you swim in a pool when Tahoe is thirty minutes up the hill? Everything you pay for here is behind your own locked door.

Your own garage

Roughly 11′ × 21′, opening into your own entry. Park, unload, done. No scraping ice off anything.

Laundry in the home

Full-size hookups inside your home. No shared machines. No quarters. No hallway.

Gas cooking

A gas range in every kitchen. Dishwasher, disposal and pantry standard.

Your own thermostat

Your thermostat. Your meter. Nobody else's setting.

Nobody lived here first

New appliances, new systems, new windows. You are the first tenant this home has ever had.

Fire sprinklers throughout

Every home sprinklered and fire-separated from its neighbors. Safer — and a lot quieter.

One accessible home

The Ponderosa, 515-101. Step-free approach, wide doors, roll-in shower, real turning room. December 1, 2026. There is only one.

Your own front door

No lobby. No corridor. No shared entry. You park, you walk in, and the day is over.

Vaulted upper homes

Great rooms and kitchens vaulted to the roofline, windows on three sides.

The location

Everything you moved here for is inside an hour

A quiet street on the east side of Carson City. Five minutes to the Capitol and the Legislative Building, twelve to a trailhead, thirty to Lake Tahoe.

No state income tax. Cost of living well under Reno's. Drive times are approximate.

The homebase

Load the truck. Lock it. Go.

You didn't move to Northern Nevada to sit in an apartment.

Tahoe is thirty minutes. Reno is forty. Virginia City, the Carson Valley and the Sierra passes are all inside an hour. Trailheads start twelve minutes from your front door.

Your skis, your bike, your packs and your truck live in your own garage — not in a storage unit across town, not in a numbered space you fight for on a Sunday night. The mountains don't have parking for your truck. We do.

Sage & Stafford is somewhere to leave from.

Trailheads, straight to AllTrails

Links open AllTrails. Conditions and seasonal closures change — check before you drive out. Some backcountry trails around Marlette have been closed for dam work.

Furnished · flexible terms

For the year that isn't a full year

A thirteen-week assignment at the hospital. A state appointment with an end date. A new job here while a house somewhere else waits to sell. A territory you've been running out of a Reno hotel room since spring.

You need an address, a garage, a door that locks, and a lease that doesn't outlive the reason you came. Furnished homes and flexible terms are available — ask what's open for your dates.

The city

Come for what Nevada gives back.
Stay for the quiet.

Nevada's capital sits in Eagle Valley, 58,000 people with the Sierra on one shoulder and high desert on the other. Most people move here for one reason off the list below. They stay for the rest of it.

Schools

Nobody gets bussed across a county

Six elementary schools, two middle schools and Carson High, all on one compact footprint. Carson City School District runs career programs in health sciences, trades and culinary that put graduates to work in this valley.

Weekends

Trails start where the pavement ends

Prison Hill puts you on a ridge over town in twenty minutes. Ash and Kings Canyon climb into pine and running water. Carson River stays flat for a stroller. No parking pass, no two-hour drive — shoes and ten minutes.

Community

Something on every weekend

Farmers markets, car shows on Carson Street, summer live music, and Nevada Day — the state's birthday parade, hosted here since 1938, which shuts main street down for a Saturday. Check the events calendar.

Nineteen-minute commute

State offices, the hospital, the schools and the industrial park all sit inside fifteen minutes. That's an hour a day you don't spend on a freeway.

No income tax. State or local.

On a household making $90,000, that is real money in the account every month — on top of a cost of living under Reno's and far under California's.

About 300 sunny days

High desert at 4,700 feet. Dry air, clear winters, summers that cool off at night. Snow falls and then goes.

Tahoe 30 min. Reno 40.

Virginia City, the Carson Valley and the Sierra passes are all inside an hour. Small town, none of the trade-offs.

Jobs that don't disappear

State government anchors it; healthcare and manufacturing have grown around it. Unemployment below the national rate. Not a boom town — a stable one.

A dozen-plus parks

Plus Mills Park — miniature railroad, ball fields, the fairgrounds. A game of catch is a five-minute decision, not an expedition.

A real Western downtown

Capitol grounds, the old Mint that's now the state museum, brick storefronts, a brewpub, the V&T Railroad. Mark Twain started writing here.

A town that leaves you alone

Small enough to be easy, quiet enough to be private. No stadium traffic, no bar district bleeding into a neighborhood. People here keep to their own yards.

    Rates

We price each home as it finishes. A rate set that way is sharper than anything we could advertise across all twelve — which is exactly why it isn't advertised. Ask for this home and you get its number in writing, with deposit and terms.

    Five floor plans

    901 to 1,567 square feet

Furnished · February to June 2027

    The Session Lease

The 84th Nevada Legislature convenes February 1, 2027 and runs 120 days. Our two largest homes are finished January 1 — four weeks ahead of it — and both can be leased furnished and move-in ready.

If you're here on session, on an agency contract, on a hospital assignment, or running a Northern Nevada territory out of a Reno hotel — you already know what four months of hotel rooms costs, and what it costs you at the end of the day. This is the other option.

    • Furnished top to bottom. Beds, seating, table, kitchen, linens. Bring a suitcase and a laptop.
    • 1,539 to 1,567 square feet. Three bedrooms, two baths. Room to work and room to have someone stay.
    • Your own entry and your own garage. No lobby, no front desk, nobody logging when you come in.
    • Laundry in the home. Not down a hall, not in a basement, not with a card.
    • Five minutes to the Legislative Building. About two miles to the Capitol complex and downtown.
    • 90-day minimum. Session length, contract length, or the whole year — your call.

Furnished rates are quoted per home and per term. There is no posted number, because a four-month furnished lease and a twelve-month unfurnished one are not the same product and shouldn't carry the same price.

Each home is priced the week it finishes, not averaged across the property. That gets you a better number than a posted rate ever would — and it's why there is no posted rate. Tell us which home. You get its number in writing, the date it opens, and first call when it does.
